The Altes Rathaus (old town hall) in Wolfhagen, a building from 1659 that still houses the registry office and the town library, stands on the central church square of a town with only 13,000 inhabitants. The town as owner had searched in vain for a professional operator for years: the previous tenant was not economically viable, and with 14 rooms and a small restaurant there was no scale to work with. On top of that, the town required the restaurant to keep operating, in a labour market where restaurants close rather than open. Hanse Collective transferred the zero-staff model proven at The Roebbek to this house and automated hotel operations regardless of size.
02 · Problem and solution
A house too small for conventional staffing maths, a restaurant with real financial risk, and demand that only showed up at weekends.
Staff shortage and lease risk
High capital and staffing risk deterred restaurateurs from taking over the restaurant.
Affordable, low-risk lease terms
A fully equipped kitchen left the operator bearing only running costs, no rent. Five qualified applicants came forward.
Empty weekdays
Weekends filled themselves; business travellers during the week went untapped.
Corporate flat rates
Fixed, attractive rates for multi-night business stays lifted occupancy to 60 to 70%.
High fixed costs at small scale
With only 14 rooms a classic staffing structure was not economically feasible.
No systems of their own, 24/7 support
No PMS and no revenue system for the operator to maintain, plus round-the-clock support for late arrivals without staff on site.
