A traditional house under new competitive pressure
Hotel Alt Warburg · 22 rooms · Warburg
22 rooms, a divided group of owners, a new competitor in town. Two years later: €138,000 profit, without its own front desk.
01 · Starting point
Hotel Alt Warburg was bought by a group of owners as a passion project and run by a single hotelier. At €350,000 in revenue the house posted a €50,000 loss, and disputes among the owners made it practically unsellable. Then a new competitor opened nearby and drew away exactly the affluent guests the house covered its costs with.
02 · Problem and solution
A payroll like a full-service hotel, prices that had not moved since the competitor entered the market, and an operation that had to close over the holidays of all times.
Deep red numbers, high wage costs
9 to 11 employees in a rigid structure, €16,000 in wages per month alone.
Automated accounting and registration
Administrative work abolished. The back-office staff the wage costs depended on were no longer needed.
Outdated prices, creeping revenue decline
Rates had not moved since the competitor opened; the average price had fallen to €69.
Dynamic pricing
Automatic revenue management continuously adjusts room rates to demand and competition.
Operational stress, forced closure
€4,600 in overheads per month, and over Christmas and New Year the house stayed completely closed for ten days.
24/7 service centre, reception relocated
Check-in moved into the integrated restaurant, guest service via the Hanse service centre. No dedicated front desk needed any more.
