A townhouse in central Germany is run with great commitment by two owners, supported by a local caretaker service and an IT provider. That costs around €2,500 a month, not counting the owners' own part-time work. Because cleaning only happens before a confirmed booking, spontaneous stays are impossible: every reservation has to be blocked at least two days in advance. The locks are electronic but not connected; access codes are issued by hand. At around €140,000 in annual revenue with five apartments and 60% occupancy, the process sets the limit, not demand. A legacy system with real technical friction, prices that did not keep up with high occupancy, and a structure of two owners and two service providers for five units.
