The founding couple behind the house, almost 80 years old, wanted to step back. But not in a way that would have their son, himself with a small child, take over a business built on constant personal availability. An attempt to lease the house to a larger regional hotel operator had failed. Hanse Collective took over operations after the separation from that tenant, across all three pillars: rooms, restaurant and events. Before the changeover, pricing scenarios were simulated. The previous high-price strategy was profitable per room night but kept occupancy at around 50%, far below what the regional market offers.

A business the owners could not hand over safely, a pricing strategy that left demand on the table, and coordination that ran entirely through the owners.
